Welcome to Sacramento's premier website for FIRST TIME HOME BUYERS. Throughout the history of Real Estate transactions the seller has been in the drivers seat. Since they already have a contract with the listing agent, the seller is under the protective wing of this agent. Their real estate agent will fight for them, negotiate for them, be loyal to them, keep confidential all information shared between them. This is as it should be, they should have an agent looking out for them.
WHO IS LOOKING OUT FOR THE BUYER?
No one until recently. Along came what is known as the Exclusive Buyers Agency. The agents hired by this agency are known as an Exclusive Buyers Agent. The Exclusive Buyers Agency and their agents represent ONLY BUYERS, 100% of the time, with loyalty, confidentiality, obedience, full disclosure, and reasonable care and diligence.
Also throughout history the most underrepresented group of buyers was the FIRST TIME HOME BUYERS. They had to blindly pick an agent from agents who were primarily representing the seller. Most of these transactions went reasonably well and everyone was happy. However, consider what could have been a more beneficial outcome if the Buyer was represented by an Exclusive Buyers Agent?
Statistics show that a buyer represented by an Exclusive Buyers Agent saves approximately 7% of the purchase price, versus buying from a typical real estate agent.
One more question you might ask is "Why don't more agents specialize in representing First Time Home Buyers?" First Time Home buyers are typically harder to prequalify for a home loan and short on funds for downpayments and the required home inspections needed to protect themselves. Most importantly to the agents is that First Time Home Buyer are much less likely to be loyal enough for most agents to want to invest time and effort on their home search. They will change agents at the drop of a hat.
