A couple of short stories to embellish the point of an Exclusive Buyers Agency.
A young couple drove buy a very nice home that caught their eye. They wrote down the phone number to call and ask some questions and possibly schedule a viewing of the property. What is wrong with this scenario First, the number or the agency they call already has a contract with the seller. Can they truthfully 100% represent this couple if they decide to buy this property. I think not. As honest as the agent or company are their is always room for an error or a mistake. Why take the chance, hire your own agent, an Exclusive Buyers Agent.
Another young couple was involved in a major argument and they shouted at each other that they both wanted a divorce. Then the husband thinking about the cost of a divorce asks his wife if he could use her lawyer to save money. Sounds kind of ridiculous but it happens all the time in Real Estate. How can one agency represent the seller and you in the same transaction? The answer is they can’t with 100% certainty.
